Members Present: Greg Wilson - President, Mike DeChenne - Vice President, Cathleen Hoffman - Secretary, Nazzi Nazeri - Social Committee, Jim Cunnane - Streets and Safety, Pat Moran - Pool Operations, Irene Gessling - Public Affairs, Lon Coates – Social Committee.

Members Absent: Michelle Scales - Social Committee, Sandy Sanderson - Treasurer.

Manager Present: Brad Ward.

 

Greg Wilson called the meeting to order at 7:37 pm.

 

1)     Minutes: The minutes from the November 10, 2008 meeting were unanimously approved.

2)     New Board Member: Pat Moran nominated Lon Coates to replace Board Member Michelle Scales and serve out the remainder of her term (one more year) on the Board. The nomination of Lon Coates was unanimously approved.

3)     Financial Report by Brad Ward: The first half of 2009 CHOA bills will be mailed December 26, 2008. The reserve account will be increased by $5,000. The 2009 budget was reviewed. Cathleen moved to approve the 2009 budget. The budget was unanimously approved. The budget will be presented at the annual meeting on January 27, 2009.

4)     Operations Report by Brad Ward: Discussions about pool renovations were tabled pending review of a master update plan.

 

5)     Landscaping/Master Plan: Nazzi wrote an RFP (to be slightly revised by Greg) that will be used to solicit bids for the design portion of the Pool Renovation Master Plan. Nazzi will send it to two architects. Irene will find a third architect to respond to the RFP. Mike and Cathleen volunteered to oversee the Master Plan after Nazzi retires from the Board.

6)     Update on CHOA Member Requested Items for 2008:

a)     Talk to the Town about street lights on Campolindo Drive by the high school. (Irene) – Irene is waiting for a response from the Town of Moraga. She may take the issue to the Town Council.

b)     Put Landscape plan on Web site. (Jim) Issue was not discussed at this meeting.

c)     Complete overall landscape plan and start to implement in 2008. (Mike and Jim) See notes under Item 5.

d)     Talk to Town about road repair. Can this be done after the Moraga Rd. work is completed? ( Sandy) Greg will ask Sandy to discuss the road repair issues with Town officials.

7)     January 29, 2009 HOA Meeting: Greg will reserve a room at Campolindo High School. Nazzi will make a sign for the meeting. Bills and ballots will mailed by Brad. We need at least 40 returned ballots to have a quorum. Board members are reminded to ask neighbors to return their ballots.

8)     Burglary: The Lim’s house was burglarized sometime in the last two weeks. The burglary took place during the day.
