Members Present: Greg Wilson - President, Cathleen Hoffman - Secretary, Nazzi Nazeri - Social Committee, Irene Gessling - Public Affairs. Members Absent: Mike DeChenne - Vice President, Jim Cunnane - Streets and Safety, Sandy Sanderson - Treasurer, Michelle Scales - Social Committee, Pat Moran - Pool Operations. Manager Present: Brad Ward. A quorum was not met.

 

Greg Wilson called the meeting to order at 7:40 pm and announced that we did not have a quorum to vote on issues.

1)     Minutes: The minutes for the September 8, 2008 meeting will be reviewed at the November 10th meeting.

2)     Financial Report by Brad Ward:

a)     6 homeowners are still outstanding for second half of 2008 dues. Liens may be filed.

b)     Although we are making little interest on C.D.Õs, we have not lost money in this current economic downturn.

3)     Operations Report by Brad Ward:

a)     Watering every other day to conserve water has turned out to be good for the lawn. The lawn is thriving.

b)     Brad is looking into alternatives to comply with the Virginia Graeme Baker Pool and Spa Safety Act that may require new covers for the pool drains. He will report his findings at the November meeting.

c)     Brad does not have bids to repair the roof yet.

d)     Ping Pong table is broken – is it worth replacing? The board agreed that the kids enjoy having a ping pong table despite the costs and hassles for management. Brad will work with the pool staff next year to better monitor its usage.

 

4)     Landscaping: Nazzi talked to one candidate about renovations needed at the pool. She will have 3 proposals for the November meeting.

5)     Update on CHOA Member Requested Items for 2008:

a)     Talk to the Town about street lights on Campolindo Drive by the high school. (Irene) – Irene did not have any news to report. Brad offered to get the name of the Moraga town engineer to Irene so she could discuss the possibility of relocating a light along Moraga Road near Carroll Ranch to the dark area along Campolindo near the baseball field.

b)     Contact Town about cell phone connections in Campolindo. Can an additional cell tower be allowed? (Michelle) – Greg sent letters to Verizon, Sprint, and T-Mobile. He could not communicate with ATT since he is not a customer. Verizon responded saying they could not assist him since he was not a customer. Greg exhausted efforts to contact the phone companies and got little response. It is recommended that individual homeowners contact their provider to complain about service/reception issues. Greg Wilson will prepare a summary of findings to be read at the annual CHOA meeting in January 2009. No further action is needed.

c)     Put Landscape plan on Web site. (Jim) Issue was not discussed at this meeting.

d)     Complete overall landscape plan and start to implement in 2008. (Mike and Jim) See notes under Item 4.

e)     Talk to Town about road repair. Can this be done after the Moraga Rd. work is completed? ( Sandy) Issue was not discussed at this meeting.

6)     Hedge near Intersection of Calle La Montana and Campolindo Drive: The H.O. has agreed to remove the hedge at CHOA expense. Jim Cunnane got one bid at $800. He needs to get two more bids before the November meeting.

7)     Pool Manager: Discussions concerning a raise for Laura Larson were tabled until the November meeting because we did not have a quorum. Brad contacted Andy Berkes about the Pool Manager position. AndyÕs parents live in the neighborhood. Andy served as a very responsible lifeguard for 14 years and is highly recommended for the job. Andy lives in Moraga and works as a teacher at De La Salle. Andy sent a letter showing interest in the position. Brad will invite Andy to the November CHOA meeting.

8)     Recent Criminal Activities: Mike wrote a letter summarizing recent criminal activity and Irene distributed it to the H.O.Õs. Irene reported that many neighbors were very appreciative. One H.O. reported that she saw the suspect identified in the flyer walking in our neighborhood. Another H.O. reported seeing a white van in the DeChenneÕs driveway on the day they were robbed. H.O.Õs are encouraged to take extra precautions.

9)     Potential New Members: Due to demands at work, Michelle Scales will not be able to complete her third year of service on the board. Nazzi agreed to contact H.O.Õs who may be interested in working on the Social Committee for a term of one year. Retiring members include Greg Wilson, Nazzi Nazeri, and Jim Cunnane.

10)   Eagle Scout Project: Stephen Gessling will attend the November meeting to request a donation from the CHOA to purchase materials to renovate the path that connects the neighborhood at the intersection of Paseo del Rio and Calle La Mesa and the rim trail to the Lafayette Reservoir.

11)   Halloween: Nazzi will post the sign on October 17 or 18. We will have 5 safety stands. Nazzi ordered extra light glow sticks since Halloween is on a Friday this year.
