Minutes: Greg Wilson called the meeting to order at 7:40 pm.

1)     The minutes for the June 9, 2008 meeting were unanimously approved.

2)     Financial Report by Brad Ward:

a)     78 home owners are still outstanding for second half of 2008 dues. They will become past due after July 31.

b)     Chemical costs are increasing.

c)     C.D.Õs at Schwab expire in July. The interest rate will decrease from the current 4.65% rate.

3)     Pool Operations per Brad Ward: Ping pong table replaced, new blocks needed/purchased, table top repaired, new lights installed, LED lights for pool to be replaced.

4)     Update on CHOA Member Requested Items for 2008:

a)     Talk to the Town about street lights on Campolindo Drive by the High School. (Irene) – During the June meeting, Greg Wilson reported that Irene Gessling wrote a letter to the AUHSD supervisor requesting lights along Campolindo Drive from the intersection at Moraga Road to the west end of the baseball field. The district has not responded yet. The issue was not discussed at this meeting.

b)     Consider increasing late fees on delinquent dues. (Brad) – Sandy Sanderson reviewed the CCRÕs and determined that we can place a lien, access late fees, or foreclose on homeowners who are delinquent. After discussion, the board decided to defer to Brad Ward concerning penalties for late dues. We successfully collect most dues and it is difficult to enforce penalties. Greg Wilson will prepare a summary of the boardÕs decision to be read at the annual CHOA meeting in January 2009. No further action needed.

c)     Contact Town about cell phone connections in Campolindo. Can an additional cell tower be allowed? (Michelle) –Michelle provided a list of contact names, numbers, and addresses for ATT, Sprint, T-Mobile, and Verizon. Greg will send a letter on behalf of the CHOA to each provider requesting improved cell reception for our neighborhood and the high school.

d)     Put Landscape plan on Web site. (Jim) Issue was not discussed at this meeting.

e)     Complete overall landscape plan and start to implement in 2008. (Mike and Jim) Jim brought plans to the meeting. His neighbor referred a contractor who provided a bid for interlocking pavers for the pool entrance at $13,000, which is $4,000 less than a prior bid. The board can review the contractorÕs work at three houses on Corte Fresca, near the Cunnane home.

f)      Talk to Town about road repair. Can this be done after the Moraga Road work is completed? ( Sandy) Sandy sent an email to the town of Moraga for the pavement management report. Brad Ward indicated that he has relationships with town officials and will ask if paving projects can be considered for our neighborhood.

5)     Intersection of Calle La Montana and Campolindo Drive: Jim Cunnane talked to the neighbor whose hedge causes a visibility issue and they agreed to allow the HOA to remove the bushes. The neighbor asked for some time to determine what to plant once the hedge is removed. Jim Cunnane will contact the homeowner before the September meeting to ask if they have plans yet.

6)     Labor Day Picnic: Nazzi will ask Tristan Kaiser to be Master of Ceremonies. Events will include the Coin Toss, Balloon Toss, Big Splash Contest, Alligator Race, Tube Race, and Parent Child Relay. Nazzi needs judges, game coordinators, and coins.

7)     Potential Board Members: The Board discussed filling the three openings for the Board in January.  Board members agreed to speak with individuals who may be interested in serving and report back in a future Board meeting. 

8)     New Business:

a)     A homeowner wrote Brad asking if neighbors can park 4-5 cars on the street. Per Greg, there are no rules concerning the number of cars that can be parked. Greg will write a letter to the homeowner. The same homeowner also asked about yard maintenance standards. Greg will write the homeowner to let them know that the CCRÕs do include a section about lawn maintenance. Greg will request more information about the complaint and, if necessary, write a letter to the homeowner who may be in violation of the CCRÕs.

b)     Bruce Whitley notified the board about a bus that is parked in front of 80 Corte Yolanda. Per an email sent after the meeting, Greg Wilson contacted the homeowner who indicated that the bus is driven by his daughter for a summer job. It is parked on the street in the evenings and weekends. Adjacent neighbors are not upset about the bus. She will drive the bus for three more weeks. The Planning Commission and police also contacted the homeowner. Given that the situation is temporary and that adjacent neighbors are not upset, no further action will be taken by the board at this time.

c)     Pay Raise for Laura Larson – Laura Larson asked for a raise. Greg Wilson directed Brad to ask Laura to submit a description of her job and hours spent per day so the board can make an educated decision concerning her request.
