Bruce Whitley
called the meeting to order at 7:35 pm.
- Officers were nominated or
volunteered for and approved as follows: Greg Wilson Ð President
(Nominated by Mike DeChenne), Mike DeChenne - Vice President, Sandy
Sanderson - Treasurer, Cathleen Hoffman - Secretary, and Pat Moran - Pool
Operations, Jim Cunnane - Streets and Safety, Irene Gessling - Public
Affairs, Nazzi Nazeri - Social Committe, and Michelle Scales - Social
Committee.
- Gifts were given to the
retiring members Ð Bruce Whitley, Richard Hemmingway, and Steve Bartis.
- Flagpole addition to the
Landscaping Project: Homeowner George Binczewski asked the board to
consider adding a flagpole to the landscape project. He thought a flag
should be displayed on holidays, during swim meets and regular pool hours.
The flag could be managed by local boy scouts or guard staff. Cost
estimated to be $150-200. The landscape committee agreed to review the
costs and report back to the board at the next meeting.
- Board Roster: Mike DeChenne
agreed to update the board roster.
- Meetings: Meetings will be
scheduled on the 2nd Monday of all months, but August. All
board members need to host a meeting. Mike Dechenne will send an email
with a link to an on-line calendar site for sign-ups.
- Social: The following social
events were approved. Spring Clean up - April 27, Neighborhood Potluck -
May 17, Labor Day Picnic - Sept. 1, Halloween - Oct. 31, and the Annual
HOA meeting - January 27, 2009.
- Approval of Minutes Ð The
minutes for the January 14, 2008 meeting were unanimously approved,
subject to correction of a typo on item 4. Current guest fee = $100/child
with $250 cap per family.
- Financial Reports: Brad Ward
reported that financial markets were affecting returns on the Schwab
account. Thirty-two past due notices were sent. This is lower than the
usual 40 notices sent in prior years. Dues Ð 50% means 50% billed. Mike
DeChenne requested an additional column on the P&L report showing the
percentage change from prior years so that the board can better analyze
changes in revenue and expenses.
- Operations: Brad Ward reported
that he is proactively working on the algae problem we experienced last
year. Cabana repairs needed Ð new cabinets, dry rot behind sheetrock,
leaky roof. Mike DeChenne will research a claim for CHOA under a class
action law suit filed against Cal-Shake. Brad will get bids on repairs
and report back to the board. If items are not repaired by March, they
may have to wait until fall.
- Swim Team: Board discussed and
approved changes to the Swim Team guest family rules. As requested by the
Swim Team Board, the CHOA Board agreed to leave the policy regarding pool
access for Swim Team guest families unchanged (the pool may only be used
for Swim Team events). The fee paid by guest families to the
CHOA for 2008 will be $150/child with a maximum fee of $300/family.
The Swim Team Board has promised to reinforce the restrictions on pool
access.
- Pool Temperature: Homeowner
Henry Kramer asked the board to consider increasing the pool temperature
from 79 to 82 degrees from mid-August until the pool is closed. Per Brad,
the board does not have a policy on this issue. To determine an
appropriate benchmark, Mike DeChenne offered to contact the Andrew Morris
of the Soda Center to ask what temperature is maintained at this pool. He
will report to the board at the next meeting.
- Pool Landscaping: Bleachers are
planned for the area behind the diving board. Board is invited to tour
the pool and review the proposed plans with Jim Cunnane and Mike DeChenne
on Sunday, Feb. 24 at 10:00 A.M. A pdf of plans is on the CHOA website,
but they are not updated. Brad is working with the county over rules and
regs.
- CHOA Member Requested Items for
2008: Deferred until the March 2008 meeting.
- Insurance: Mike DeChenne asked
Brad if the CHOA has an insurance policy that covers the personal liability
of the board members. Brad believes we have coverage, but will check with
the insurance agent and report back to the board at the next meeting.
- Parking on Streets near the
High School: In an effort to reduce the number of parked cars on our
streets, homeowner George Binczewski asked the board to consider action to
convert the vacant lot located at the NWC of Moraga Road and Campolindo
into a parking lot for students at the high school. No decision was made
by the board concerning this issue.
Greg Wilson, newly elected president, closed the meeting at
a 9:20 PM.
