Brad reported that all except one homeowner had fully paid the HomeownersÕ dues. A lien has been placed on the property owned by the unpaid member.
In 2007, 97% of the budget had been spent which left a $6,000 surplus.
The budget for 2008 will include a long-term plan to upgrade the landscaping at the Cabana Club.
In response to a question Brad stated that the dues are due on January 31 but it is helpful to have most submitted by January 15.
á Request for Newsletters to be sent by e-mail.
Bruce reported that the web site has been upgraded and Jim Sauerberg is willing to e-mail newsletters to members who submit their E-mail address. A sign up sheet was available or members can submit their addresses to jsauerbe@stmarys-ca.edu.
á Can the Board reduce parking for special events at the School?
No action was taken as the Board wished to retain good relations with the High School.
á Can we have street lights at the end of Campolindo Drive?
Bruce reported that this had been discussed when the Soda Center project had been undertaken. However because the construction was on school property, there was no requirement for street lights.
á Use of swim pool by non-members
The rules for allowing non-members to use the swim pool are still under discussion.. They will be finalized before the start of the swim season on May 1.
á Can solicitations be stopped?
The Board decided to take no action on this request.
á What is the situation about parking on land opposite the school on Campolindo Drive?
Bruce reported that the School District has decided to keep the 2 acres of land in question. They are not proposing to develop this and so it will not be used for parking.
á What is the position about parking large boats on driveways?
Bruce reported that the CC&Rs prohibit this (and other large vehicles). The Board had no address for the offending home but it had been successful by reminding some homeowners to not abuse parking.
á What is the position on having structures higher than a roof line?
Bruce commented that it probably depended on the type of structure. He had no definite information.
á Can we develop a CERT Trained group?
The Board had inquired at the Fire Department. There is no program available to train groups and so no further action was taken.
á What is the situation at 316 Calle La Montana?
The Town had planned to demolish the house but the Homeowner re-roofed the property and the Town could not take action. Concerned neighbors are dealing with disposing trash in the yard. This homeowner is delinquent in paying dues and the Board has a lien for the outstanding fees. A question was asked about whether we can increase the interest due on delinquent dues.
á Did the Board take out low-cost insurance?
The Board uses a specialized broker. We simply changed companies to save money.
á Are the Homeowners covering insurance for the Swim Team?
No. Our coverage is for the pool and its use. The Swim Team is automatically covered under this.
á Questions about restriction on tree height, flags on roofs, tents on front lawns and allowed animals?
No restrictions on trees in CC& Rs. If trees are diseased or dangerous, Homeowners can contact the Fire Dept. or the Town. There are restrictions in CC and Rs about tents and other structures and the type and number of animals that can be kept. No one knew whether flags were allowed on roofs.
á Can oil be dumped in gutters?
No. If there is an accidental spill, the Town will clean it up
The members raised those issued set forth in the attached ÒActions for the Board to Address in 2008.Ó The Board agreed to review the issues and report to the members at the next annual meeting.
By motion duly made, seconded and unanimously approved, Bruce Whitley adjourned the meeting at 8:42 pm
