Campolindo Homeowners Association
Annual Meeting of the Members Minutes
January 31, 2006
The annual meeting of the Campolindo Homeowners Association (ÒAssociationÓ) was held commencing at 7:30 p.m. at the P.E. Classroom of Campolindo High School, 300 Moraga Road, Moraga. The meeting was held pursuant to a validly issued notice of such meeting issued more than ten (10) days prior to the meeting.
Members owning more than ten percent (10%) of the lots constituting the Association were present at the meeting in person or represented by proxy. Therefore, pursuant to the AssociationÕs Bylaws, a quorum of the Members was present at the meeting.
The following occurred at the meeting:
1. Steve Gordon, the Association President, call the meeting to order at 7:35 p.m.
2. Mr. Gordon asked the Board of Directors members to introduce themselves. The following Directors were present: Steve Gordon, Paul Gessling. Lisa Duncan, Richard Hemingway, Steve Bardis, Kevin Healy, Bruce Whitley, Ed McAlpine and Jim Sauerberg.
3. The minutes of the 2005 Annual Meeting were approved by a unanimous vote of the Members.
4. The three homeowners, Jim Cunnane, Greg Wilson and Nazzi Nazzeri, who had volunteered as new members introduced themselves. B a vote of more than a majority of the Members then in attendance, each of Jim Cunnane, Greg Wilson and Nazzi Nazzeri were elected as members of the Board of Directors of the Association, to begin serving as of the February 2006 meeting of the AssociationÕs Board of Directors.
5. Brad Ward presented the financial report. Over four hundred homeowners have paid their dues. Brad mentioned that the lap pool had been replastered and that the diving board and surrounding deck area will be replaced before the pool re-opens. He also mentioned that the Board had agreed to increase the annual dues by $10.
6. Mr. Gordon then asked for homeowner input. Homeowners raised several points:
a. Several questions were asked about pool rules, the pool managerÕs job description and poolÕs opening hours. The Board agreed to review pool policy at the March meeting.
b. There were also requests to link services available to the homeownersÕ web site, A proposal was made to link to the Bay Area Check Book. This will be discussed at the February Board meeting.
c. A question was asked about magazine sellers going around the development. A suggestion was made that homeowners could ask to see the permit and threaten to call the police if necessary.
d. A proposal was made to list Board membersÕ names on the newsletter and to post meeting times and venues at the pool.
e. A request was also made for a fire risk assessment for the development. Steve Bartis had ask the Town about this and been told that individual homeowners were responsible for their own property. Nevertheless, it was agreed that this will be discussed at the February Board meeting.
f. The danger of skateboarding along streets especially at dusk was raised. Ed McAlpine was asked to contact the police to review this.
g. A request was made that homeowners display flags on important holidays and that the development should have a flag on display at the pool.
h. Mr. Gordon stated that he had maintained the practice of distributing quarterly newsletters to each house to keep homeowners informed of issues. There was also information available on the Campolindo Homeowners web site. He commented that monthly Board meetings are open to homeowners. in response to a comment that there were only 10% of homeowners at the meeting, Steve encouraged new and existing homeowners to attend the social events arranged at the pool. The newsletters and web site provided useful information.
7. The meeting was adjourned at 8:45 p.m.
