CAMPOLINDO HOMEOWNER BOARD MEETING MINUTES
October 13, 2003

1. Cindy Barni discussed the Campolindo Homeowners Association website. There will be a legal section on the website, which will contain the CC&Rs, Bylaws, Board minutes, Collection Policy, Statement of Insurance and information regarding dues. The link to the Moraga Planning Commission will be more prominent, since this is where the Board frequently directs homeowners who have questions. The Newcomers Club will also be listed on the front page of the website. The Halloween flyer and most recent newsletter will be included in the Coming Events section. Cindy will add a count to keep track of the number of people who visit the website. John McPhee will include information in the newsletter to inform the neighborhood of the upgraded website.

The minutes
of the September 5, 2003 meeting were reviewed and approved.
3. Brad
Ward presented the financial report. He
noted that all homeowners (with the exception of the one long-standing
delinquent homeowner) have paid dues.
The Association has obtained liability insurance. However, the cost of obtaining liability
insurance has increased approximately $10,000 over last year’s cost.
4. With respect to pool maintenance, Brad obtained estimates for replastering the lap and meter pools. The estimate for the lap pool is $23,950 and for the meter pool is $53,227. Brad agreed to try to hire a pool specialist or inspector to examine the pools and provide an objective opinion on the urgency of the pool replastering projects. Brad will also work with Kevin Healy to investigate the possibility of replacing the solar panels with photovoltaic panels to run the pumps at the pool.
5. Brad Ward presented the 2003 Budget Worksheet. Brad recommended that the Board increase dues by $10 per year because of the increased cost of liability insurance. Paul Gessling moved that the Board increase dues for the 2004 by $10, to $350 per year. Steve Gordon seconded the motion. MOTION CARRIED. Brad agreed to draft a notice of dues increase. Brad also presented the revised Collection Policy. Bill Hossfeld moved to approve the revised Collection Policy. Paul Gessling seconded the motion. MOTION CARRIED.
6. Steve Gordon updated the Board on issues relating to Campolindo High School parking. Steve informed Chief Kearns that it would be feasible to widen Moraga Road to obtain an additional 10 to 15 parking spaces. Chief Kearns replied that there are several parking and traffic issues throughout the Town of Moraga. The Town will present all these issues collectively to a traffic engineer for review.
7. John McPhee noted that he has forwarded to the homeowner-landlord the letter that the Board received last month from a homeowner complaining about college kids who rent a house on Calle La Mesa. The homeowner-landlord indicated that his realtor would meet with the tenants and show them a copy of the complaining neighbor's letter.
8. John McPhee noted that he received a complaint from a homeowner on Corte Yolanda regarding water that comes onto her property from the neighbor’s property. The homeowner has obtained an attorney. Rick Larson will communicate with the homeowner’s attorney and inform him that this is not an issue for the Association.
